With today's tight inventory and plenty of buyers competing for the same properties, don't forget to add a cover letter to your offer. A handwritten letter from the borrower(s) on how much they love the home and can see raising their kids there, etc. (you get the picture) as well as a letter from you relaying some pertinent info could be what it takes to get your offer accepted in this competitive environment.

In the case of the past three Fed rate hikes, day-to-day mortgage rates had been moving higher leading up to the hike and then generally moved lower after the hike was announced. If you've heard the phrase "buy the rumor, sell the news," that's what this paradoxical movement is all about. Market participants are so tuned-into what will PROBABLY happen that they've fully accounted for what ACTUALLY happens. Widespread consensus on Fed rate hikes results in widespread efforts to push rates higher. More often than not, markets overshoot the goal and rates fall after the hike is confirmed.

With data breaches so common, make a habit of checking one of your credit reports every four months. Why every four months? Because you’re entitled to one free credit report per year from each of the three credit reporting agencies: Equifax, Experian and TransUnion. Go to and download one of yours this month. Then, check it for mistakes or accounts that don’t look familiar. If you find a mistake, dispute it.

The average credit score for home buyers increased by four between the fourth quarters of 2015 and 2016, rising from 733 to 737, according to new data from CoreLogic’s Housing Credit Index. During the fourth quarter of 2016, the share of home buyers with credit scores under 640 was about one-tenth the level recorded in 2001. Mortgage credit scores range from 300 to 850.

Sam Khater, CoreLogic's Deputy Chief Economist, writes in the company's Insights blog that FHA's share of the purchase market skyrocketed from a low of 4% in February 2007 to a peak of 39% in November 2009. As private lenders fled, mortgage insurers collapsed, and the government sponsored enterprises Fannie Mae and Freddie Mac tightened lending standards, FHA became about the only option for low down payment loans.
